There has recently been a lot of pressure on the government to regulate the private and rented sector in order to create more transparency within the industry.
As a result, the Department for Communities and Local Government have created a "Tenants Charter". Click here to view.
"The charter is specifically for tenants and landlords in the private rented sector, stating what renters should expect from their deal and action to take if they are victims of hidden fees or poor standards of accommodation." (www.gov.uk)
At Vanet, we support the governments call for tighter regulation and genuinely feel that it is only right that there is a more transparent code of practise and understanding from both the tenant and landlords perspective.
Interestingly, a recent survey by Upad revealed the 'top ten' qualities of what are considered 'good landlord' traits. Results are as follows:
- Easily Contactable
- Friendly and Polite
- Does not interfere too much
- Builds personal relationship with the tenant
- Landlord deals with issues quickly
- Upkeep of the property
- Consultation on the timing of any repairs
- Plenty of notice to enter the property
- Regular communication from the landlord/agent
(Upad surveyed 700 tenants looking for rental property in August and September 2013)
