Start of tenancy

• A member of our lettings team will visit your property and carry out a rental valuation
• Your property will be advertised on our website including the UK’s number 1 property portals, Zoopla and Rightmove
• Our lettings team will arrange viewings with prospective tenants and put forward all appropriate offers for your consideration
• Potential tenants will go through a strict referencing process to ensure their suitability
• Once tenants have been selected we will collect the first month's rent and damage deposit
• A third-party firm will carry out an inventory before the tenants move in

During the tenancy

• You will be introduced to your property manager, who will be your only point of contact
• They will provide you with secure log-in details for your Online Management System which allows you to download and view all the data and related information about your property
• Your tenants will receive an emergency telephone number that can be called at any time
• Your Property Manager will collect your rent
• Any utility bills that need to be paid will be dealt with, unless this is the responsibility of your tenant, in which case we will transfer them into their name. We will also place them back into your name should the property ever be empty
• Every six months a mid-term inspection will be carried out
• If applicable, your service charge and ground rent invoices will be paid
• Maintenance, annual gas and boiler safety checks and the testing of electrical equipment and fire safety will be carried out
• Your property manager will follow up all renewals and renegotiate any terms and conditions

End of tenancy

• A check-out report will be carried out by a third party supplier
• Your property manager will negotiate with the tenant any deductions to be made from the damage deposit
• If a deposit dispute has been submitted for investigation your property manager will manage the process and keep you updated
• Your property manager will organise for the repair, cleaning, refurbishment and replacement of parts of the property agreed as general wear and tear so that the property will be made ready for your next tenant to move in

• Our fee is collected on a monthly basis to help support your cash flow. See Landlord fees.
